The theory that one's level of hunger and metabolic rate generally change according to weight gain or loss is called Set-point theory.

This theory states that there is a natural "set-point" weight for each individual. When gaining or losing weight, the body has a natural tendency towards this set-point, and if one has a higher weight than the ideal one, metabolic rate will increase and hunger will decrease, and if one has a lower weight than the ideal one, the opposite will happen. 

That's why it is so difficult to maintain weight when dieting and exercising.
