Easement appurtenant is defined as an easement that benefits one parcel of land, known as the dominant tenement, to the detriment of another parcel of land, known as the servient tenement.

The property having an easement appurtenant is a landlocked property. It means that in order to have access on the property, one must go through a road that is owned by another that holds the servient tenement.  

Even though Edison failed to disclose about the easement appurtenant, the buyer can still have easement appurtenant on the road. This is because the easement appurtenant is attached to the land and is automatically transferred to the new owner once the land is sold.
